House Rules

Basic rules: No unregistered guests or 3rd party bookings. Max capacity for each stay is 6. It is suggested that there be no more than 4 adult guests for comfort. Please be respectful of other guests and owners of the resort and follow quiet times between 10pm and 8am. Please follow all rules posted by resort in common areas. Report any damages and/or breakages in a timely manner. Damages exceeding any deposit/damage insurance/AirCover coverage amount must be paid by guests and will be reported to Airbnb. Please read "Other things to note" in the house description. Information provided under this section regarding service animals and smoking also fall under the house rules. To keep cleaning costs down, when checking out: Trash bin/dumpster is located on 1st floor parking garage by north side elevator entry. Please remove items from fridge/freezer and dispose of excess garbage upon check out. Please place used dishes in dishwasher and start dishwasher cycle before checking out. Please place used towels in a pile on the floor. Place used Pack and Play sheets in a pile on the floor. Please be sure to check all drawers, cabinets, under bed, etc and remove all personal belongings when checking out. While we will assist in the return of any and all items found that may be left behind by guests, host will not be liable for missing/misplaced items. Shipping fees may apply. Parking pass and card keys must all be returned/left in unit (please leave on kitchen counter) when checking out. Cleaners will retrieve after guest departure. Missing parking pass will result in a $250 replacement fee. Missing card keys will result in a $50 replacement fee for each missing card. These items come at a high cost to homeowner for replacement by HOA when lost. This cost will be passed to guest if lost during stay.

Other Details to Note

Please read in it's entirety: Without the ability to predict future events, plans may and do sometimes change. Due to reservations blocking calendars from other potential guests, we must stick to our cancellation policy for all guests. While it is not a requirement to book, travel insurance is HIGHLY recommended and is offered by Airbnb at the time you book your reservation. This may help to protect guests in a situation where you may need to cancel a reservation. Please read all terms to understand what is covered. You can find this option on the booking page above "Choose how to pay". Basic AirCover does not cover illness, travel delays and canceled flights, evacuations due to weather, lost baggage, etc. This is where optional travel insurance can typically help. Please note, we are in an area where hurricanes and tropical storms are common. We will not issue a refund for bad weather unless a mandatory evacuation is put in place. Once again, we HIGHLY recommend purchasing optional travel insurance in the event you want to cancel due to impending weather. Having pets of our own, we understand how hard it is to leave our furry family members behind when we go on vacation. As much as we would love to have your pets as our guests, this unfortunately is a no pet resort, meaning we must follow the strict no pet policy (this includes ESA's). Under the ADA, service animals must be harnessed, leashed, or tethered, unless these devices interfere with the service animal’s work or the individual’s disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal, or other effective controls. The animal must be under control of the handler at all times therefore never left alone at any time. If we discover a guest has misrepresented a pet as a service animal, we reserve the right to seek financial restitution, report fraudulent claims to government authorities and to vacate the guest(s) without further notice. In the latter case, there will be no right to a refund for unused rent. This is a NON-smoking resort meaning there is to be no smoking/vaping in rooms, pool area or on balconies. Designated area for building is in the parking garage or outside. Reports of smoking in rooms will lead to immediate cancelation, guest(s) will be asked to vacate and guest(s) will be responsible for all costs associated with HOA fines, odor removal and/or damages. Smoking areas include the attached garage (all levels) or outside. In the event of cancelation due to smoking in unit, there will be no right to refund for unused rent. This is a privately owned condo and is not affiliated with the on site property management. On site staff will not be able to assist guests. Daily housekeeping is not available. Please provide accurate guest count as this is pertinent information during turnover. Max number of guests may require additional linens to be left (at no additional charge). If this number changes before check-in date, please notify host so it may be communicated to cleaners at least 24 hours prior to arrival. Please keep balcony door closed at all times. If door remains open longer than 3 minutes it will shut off A/C to prevent damage to A/C. This will potentially lead to a hot and humid condo and likely an uncomfortable situation until temps return to normal. Prices are set competitively and discounts are automatically added when available. Please understand that prices are based off of local pricing as well as costs of doing business/property expenses. We will accommodate early check-ins whenever possible at no extra charge, after approval from host. This all relies on the cooperation of outgoing guests following check out rules, cleaner schedules, and the condition the unit is left in on departure. Late check out requires approval from host and will be accommodated whenever possible. Failure to communicate this request may lead to a $50 late check out fee, charged to the guest(s). This unit is located in the Southeast coastal region. Insects are very common in this humid area (to include mosquitos, noseeums, wasps/bees, palmetto bugs, ants, etc). While we do take all preventative measures to keep critters out with regularly scheduled pest control, there is always the possibility that one may sneak through an opening if an opportunity presents itself. Please try to keep doors shut to help keep any possible critters out. While not common, reservations during off-season may potentially encounter noise due to property renovations by the resort or other owners. Please notify host if noise is happening outside of quiet hours. Parking garage accommodates vehicles up to 6'7" in height and can be tight for larger vehicles. While it will accommodate full size trucks and SUVs, lifted or extra long beds/frames may prefer to use, or be better fitted in, the overflow lot. Trailers, golf carts and mopeds are prohibited. Reservations are only allowed one parking pass for on-site parking for one bedroom units per HOA. Guests will access the condo using a key card. Due to high HOA fees to replace key cards and parking pass, we ask that our guests please take good care of these items to avoid replacement costs, at the guests expense. Lost key cards are $50 per for replacement, parking pass is $250. You will need these cards to access the building and some of the amenities. Guests must be a member of the group staying at the property. Please treat our home with the same respect you would your own.

Kaitlyn’s condo was the perfect place to stay for my October mini-break! This place is a real treasure and I would stay here again in a heartbeat. Kaitlyn was extremely responsive before, during and after my stay and kindly accommodated a somewhat unusual arrival circumstance- a fantastic host! I felt very at home from the moment I arrived. The bedroom was serene and relaxing and the living, dining and kitchen spaces were cozy and inviting. The condo as a whole was beautifully appointed and very fresh and clean. Having a coffee each morning watching the sunrise over the water and the beach trailing off into the distance was a special treat. It was definitely tough to say goodbye! Added bonus- the location is just unbeatable. Very central and extremely easy to get around town quickly for activities, shopping, groceries, gas, airport, etc. Many thanks Kaitlyn for a fabulous stay!

We spent a couple of days here and wish we could’ve stayed longer. The view from the balcony was our favorite! Kaitlyn gave very clear instructions and the space was exactly as described. It was a perfect home base while we visited our niece at Coastal Carolina University.

My husband and I cant say enough AMAZING things about our stay. From weeks prior to hours after check out Kaitlyn has been AMAZING! This listing is everything and more, we most definitely will be returning to this “home like” listing and of course the host plays a huge factor in that. Everything was so clean, the kitchen has everything you need and more! Everything you need for the beach she has in stock! The bed.. BEST night sleep we’ve had in a while. Anything we needed or questioned, Kaitlyn responded within minutes. My advice, don’t double think this one… BOOK IT! We will be back.

If Kaitlyn’s place is available during your selected dates - BOOK IT. Such a beautifully renovated condo and squeaky clean. So many amenities in the condo - snacks (so helpful after a long travel day), shower gel, shampoo/conditioner, makeup towels (yay!), Qtips, and even extra toothbrushes. Anything you need is there! Location is wonderful - right on the water. Several pools on the ground floor for the kids to enjoy. I stayed with my 3 kids and we used all 3 beds. King is very comfy. Kaitlyn is also a superb communicator. She’s on top of your reservation at all times and even provided a quick nearby food option. A++++

This was our 4th time to Myrtle Beach. We had in the past stayed North but we enjoyed the South as well. Kaitlyn was very responsive and helpful in answering all of my questions. We were able to get an early check in which was also great. The pools were beautifully remodeled. Kaitlyn's condo were very nicely furnished and very clean. In the past I often had to pack my whole house to take on vacation with me to our vacation house. This time Kaitlyn had supplied us with some items to start our vacation right away. We didn't need much from the grocery store right away. Thank you Kaitlyn for offering this Condo to us and making our stay in Myrtle Beach so pleasant and relaxing. Take Care.

Kaitlyn’s place was absolutely amazing! The view from the room when we walked in was a dream, and having the pool and beach just outside the door was perfect for our family. They had everything we needed for our stay and more. Would highly recommend a stay here!

There are a few shops that are within walking distance. These include an on site seasonal gift shop and a seasonal ice cream shop/grill that also serves adult beverages. Most restaurants and attractions are best accessed by bike or car. Myrtle Beach International Airport is 1.2 miles away.
